Real Estate License Disclosure
West Legacy Investments LLC is a real estate investment company acquiring properties for its own investment purposes.
Alan West, a principal of West Legacy Investments LLC, is a licensed real estate broker in the State of Oklahoma, license #173009.
When purchasing property through West Legacy Investments LLC, Alan West is acting as a purchaser with an ownership interest in the acquiring company and is not acting as the seller’s real estate representative.
Property owners may obtain independent real estate, legal, or other professional representation before entering into a transaction.
If a future leaseback is approved, West Legacy would act as purchaser and subsequent landlord, not as the seller’s representative.
A potential sale followed by a separate lease
West Legacy may consider purchasing qualifying homes and entering into separate lease agreements that allow former owners to remain as tenants. All pricing, rent, lease durations and eligibility would depend on individual evaluation, legal review and mutual agreement.
Understand the change from owner to tenant
Selling transfers ownership. A lease would define your right to occupy the property, rent, maintenance obligations, term and renewal conditions. Staying indefinitely, buying the home back or qualifying for a lease would not be guaranteed.
Who might wish to discuss the concept
Some owners want to access equity, reduce ownership responsibilities, postpone a move or remain in familiar surroundings. A sale can have financial, tax, benefit and housing consequences; compare listing, refinancing, assistance and other alternatives with independent advisers.
A voluntary rent-reserve concept
After a legitimate closing, required mortgage and lien payoffs and determination of the seller’s net proceeds, a seller might voluntarily elect to allocate some proceeds toward future rent under separate, legally approved documents. No equity is automatically deducted or assigned through this website.
Protection for any unused funds
Any arrangement would need clear rules for custody, monthly disbursement, statements, fees and return of unused funds after early termination, move-out, death, property sale or other events. A third-party administrator is being evaluated alongside direct prepaid rent. Neither structure is offered through this site.
