Frequently Asked Questions
Clear answers about direct property sales, pricing, repairs, mortgages and the acquisition process.
Does requesting an offer obligate me to sell?
No. An inquiry begins a conversation. You decide whether to accept any written proposal, and a purchase requires signed documents.
Can I sell without listing with a real estate agent?
You can discuss a direct purchase with us without first listing. Compare a direct sale with listing and other alternatives. If you already have a listing agreement, discuss its obligations with your agent or attorney.
Will I receive full market value?
There is no guaranteed offer or valuation. A direct investor purchase may be priced below an amount achievable through a marketed sale, reflecting condition, costs and investment objectives. Compare your alternatives.
Do I need to make repairs?
You can submit property in its current condition. Repairs, inspections and property risks may affect pricing and purchase conditions.
Are there commissions or fees?
We do not charge a fee to submit an inquiry. A direct sale to a buyer does not itself require a listing commission, but existing brokerage agreements and negotiated closing costs may create obligations. All charges should be reviewed in the written transaction documents.
How soon can we close?
Timing depends on title, inspections, financing if applicable, payoffs, approvals and mutual agreement. We do not guarantee a fixed closing date.
What if I have a mortgage or liens?
A title and closing professional must verify amounts and arrange required payoffs or approved resolutions. Selling does not by itself release debts. If proceeds are insufficient, further agreements may be necessary or a sale may not be viable.
Can you buy inherited or tenant-occupied property?
We may consider either. Authority to sell, estate or trust requirements, existing leases and tenant rights must be reviewed.
Can I sell and stay in my home?
We are evaluating a potential sale-and-leaseback concept. It is not currently available. A future arrangement would require separate legal approval, underwriting, agreed rent and written lease terms.
Will submitting a form stop foreclosure?
No. Deadlines continue. Contact your servicer, an attorney and a HUD-approved housing counselor about your options. We do not provide mortgage relief or guarantee a purchase before a deadline.
How is my information used?
We use it to evaluate and respond to your property inquiry and administer the acquisition process. Inquiry permission is not blanket authorization for unrelated marketing. Read our Privacy Policy for details.
